fortuitous day

I made my ritualistic rounds on MIBOR yesterday. MIBOR is the Metropolitan Indianapolis Board Of Realtors' website where properties local to the Indianapolis area are listed.
  • $0-$70,000 (where are those $0 properties?)
  • In the Boone county townships that go to Lebanon schools
  • At least 1 acre.
Scan, scan, scan... Whoah! The Mt. Zion property is back!

The Mt. Zion property is a piece of land my wife and I had our eye on for about 1 week and were seriously thinking about putting an offer on. We weren't in any rush since we remembered the property from searches we conducted from as much as a year ago. It didn't seem to be going anywhere, and then suddenly... it was gone. We called a Realtor and asked if the property was sold or if it just fell off the listings (oh please let it have just fallen off the listings - it will make low-balling it so much easier). The Realtor checked and the land had sold on contract. My wife was a little disappointed but we weren't in any rush and we knew that there would be other properties that would be appealing for their own reasons, so we just went back to scanning the listings. And then during lunch today, I filled in my standard parameters to search for a vacant lot, and there it was. The Mt. Zion property. I called the Realtor I had been dealing with and had her check into it. The land is back on the market. The Realtor was already looking into other properties for us and I will check them out (it doesn't hurt to look around), but I think we will make an offer tomorrow.


The Mt Zion property is isolated yet close. The closest neighbors are a good 1/4 mile away, unless you count the decrepid run-down farm house next door. It's surrounded by agriculture. There won't be any near-by friends for the kids to run off and play with. The property is on the corner of a 90 degree turn on a gravel road, so our entry could come off either the north side of the property or the west side of the property (or both). There is pretty much no traffic to speak of and since we are on a 90 degree turn of a gravel road there won't be any speeding. The property is a 2.5 acre long rectangle running N-S lengthwise (keep those kids busy mowing). It's a sloping property from just off center to the front and the back (somewhat like the profile of an airplane wing), so drainage would be good and I think a basement would be no problem (yeah!). It has some scruffy looking trees (some of which will have to go) - possibly some fruit trees (maybe not). There's phone and electrical lines that skirt the property. If we don't have cable, I don't think I am going to be too upset (but I do want my high speed internet). The property has lots of potential and I am looking forward to building our dream home on it.
